LiveHere

Does the area fit your daily life?

Check mapped shopping, food, education, health, sport, culture, services and transport around an address. Maps, street attributes, commute times and available cadastral data help you assess the surroundings.

BuyHere

What does buying cost in total?

Combine price, regional acquisition costs and renovation with capital and financing. Compare the monthly payment, total project and rate stress scenarios using your assumptions.

RentHere

What does rent mean for your budget?

Calculate monthly housing costs, move-in expenses and blocked deposit funds. The landlord perspective compares investment, vacancy, owner costs, financing and returns before personal tax.

View an example · RentHere

Rent is €1,800. Moving in takes €9,075.

A synthetic household plans a 75 m² apartment with €1,800 dwelling rent and additional costs. Values come from the existing reference scenario, without a real address or market forecast.

Monthly housing costs exceed dwelling rent alone. The deposit and one-off expenses add to move-in needs. The deposit is separate because it ties up funds rather than automatically consuming them.

How PlaceProof works

  1. 01

    Choose an address or scenario

First choose the relevant region. Search an address for the neighbourhood report; plan purchase and rental costs without an address if you prefer.

  2. 02

    Check the inputs

Check the selected location or price, income, available capital, costs and financing assumptions. Defaults are not personal recommendations.

  3. 03

    Understand the results

Compare costs, liquidity and payments. Read the sources, rule version and limits before making a decision from a metric.

Methodology and sources

Data quality and limits

External maps and source data, our calculations and your assumptions are different foundations. A query does not prove completeness or freshness. Saved locations and data snapshots have their own dates; calculations apply to the selected inputs.

    Your assumptions

The price, income, capital and rates you enter.

Frequently asked questions

What is assessed?

LiveHere groups shopping, food, transport, education, health, leisure, culture and services, with available street, commute and cadastral data. BuyHere calculates acquisition and financing; RentHere covers tenant budgets and letting before personal tax.

Which regions do the tools support?

LiveHere and BuyHere support Luxembourg, France, Flanders, Wallonia, Brussels-Capital, Saarland and Rhineland-Palatinate. RentHere also has a separate rental jurisdiction for Belgium’s German-speaking Community. Changing language does not expand regional coverage.

What does a calculation need?

BuyHere needs the region, price, buyer profile, capital, income, interest rate and term; additional fields depend on the regional pack. RentHere needs rent, recurring and move-in costs, or investment, owner costs and financing. A pure budget calculation does not require an address.

How current are the data?

LiveHere shows the retrieval time; locally saved neighbourhood data are generally reused for up to seven days. RentHere uses versioned, committed official snapshots and external or manually entered references. Retrieval date, source period and rule version are different things.

Where are simulations stored?

After you choose to save, RentHere stores up to 50 simulations in this browser’s localStorage and supports JSON import and export. LiveHere saves recent searches and retrieved neighbourhood data locally. Another browser does not automatically have them; clearing browser storage can remove them. Location queries also use external services.

What are the limits of the results?

Distances are not guaranteed walking routes; missing map data do not prove that a facility is absent. Notary and financing figures may be estimates. Asking rents are neither actual contractual rents nor legal rent limits. Results do not replace a visit or a bank, notary, tax or legal review.

How can I report an error?

Send the tool, region, time and expected versus actual result to the contact in the operator section. Use anonymised information; do not send private addresses or complete financial simulations. OpenStreetMap errors can also be corrected at the original source.
