A synthetic household plans a 75 m² apartment with €1,800 dwelling rent and additional costs. Values come from the existing reference scenario, without a real address or market forecast.
Monthly housing costs exceed dwelling rent alone. The deposit and one-off expenses add to move-in needs. The deposit is separate because it ties up funds rather than automatically consuming them.
Full example with inputs and results →Choose a rental jurisdiction and tenant or landlord mode. Separate dwelling and parking rent, charges, other recurring expenses and one-off costs. Add income and a planning horizon, or investment, vacancy and loan assumptions.
Monthly housing cost includes the recurring items entered; included heating is not counted twice. Move-in liquidity includes the first month, deposit due and one-off expenses. The deposit is blocked liquidity, not a non-refundable expense. Landlord returns use modelled investment and costs; cash flow includes the full loan payment.
Official asking-rent and index snapshots have their own periods and versions. Some regional rent indices and reference tools remain external or manual sources. Asking rents are not legal limits. Rule notices are not a complete contract review. Landlord figures exclude personal income tax and forecasts of property appreciation.
Everything the calculator assumes, in the order you meet it — from judging an asking rent to getting the deposit back. Follow the journey, or filter to just your side of the lease.
Test the asking rent and check what the lease and the advert must contain.

A residential lease must be in writing. It must identify the parties, the dwelling, the rent excluding charges, any furniture supplement and the deposit, and mention the Rent Committee.
An Energiepass is required when a home is let. Advertisements must show the energy and insulation classes, and a new tenant must receive a certified copy.
If a real-estate agent or other third party is involved in the letting, the fees are shared equally between landlord and tenant under the current official rule.
Annual rent for an unfurnished dwelling may not exceed 5% of the invested capital after official revaluation and depreciation. PlaceProof does not compute that cap in this version.
Deposit, guarantees and the inventory that protects both sides.
The deposit may not exceed two months of rent excluding charges. It can take several legal forms, including a bank guarantee or a state-backed guarantee.
Eligible tenants can ask the State to guarantee the deposit, then save the amount over three years. The deposit may not exceed two months’ rent excluding charges. This is not an automatic eligibility check.
When a deposit is required, a written, adversarial inventory must be drawn up no later than move-in. Without it the tenant is presumed to have received the home in good condition.
Charges, rent reviews, state support and how the income is taxed.
Charges cover consumption and routine upkeep. They are not part of the rent. The landlord must provide an annual breakdown. Property tax stays with the owner.
Rent may generally be reviewed only once every two years and by no more than 10%. The two-year period restarts when the tenant changes and continues if the landlord changes.
A state rent subsidy of EUR 10 to 520 per month may be available if statutory income and rent-share conditions are met. PlaceProof does not calculate the exact amount.
Private-property rents are taxable. Interest, insurance, property tax, maintenance and depreciation can be deductible. PlaceProof shows results before personal tax.
Owners can let through an approved social-rental body with a guaranteed rent and a partial tax exemption on net rental income. This version does not compare private letting with that scheme.
Notice, getting the deposit back, and where to go when it stalls.
Fixed-term leases renew automatically unless a party gives notice and respects the contractual notice period. Joint tenancy has additional written-notice rules.
If the outgoing inventory matches ordinary wear and there are no unpaid claims, half of the deposit is due within one month of key return. Unjustified delay can add 10% of monthly rent per month after formal notice.
Rent-amount disputes can go to the Rent Committee. Other lease disputes go to the magistrate’s court. Start from the official housing pages, not from this calculator.
